*remove the palm trees
*remove the spa
*have association pine trees that hang into our yard trimmed back or removed entirely
*landscape with river rocks
*plant a fruit tree
*repair & paint the wood patio awning

Inside
Area throughout
*sand & paint the banisters in stairwell
*strip, sand, prime & repaint the doors and frames

Kitchen
*re-tile the floor
*spruce up the cabinetry with stain or paint, add new hardware
*new counter-tops - concrete perhaps?
*new glass for the scratched bay window
*new sliding glass door
*window coverings
*install sliding drawer system in lower cabinets for pots & pans - does this exist for cheap?

Guest Bathroom
*repair drywall damage from water heater leak

My Design Studio
*hang a ceiling curtain panel to cover the remaining exposed closet area

Living Room
*gut the fireplace, paint the inside black & replace with modern fire glass
